Terms of Service

1. Acceptance of terms

By creating an account with or using LeaseContent AI (the “Service”), you agree to these Terms of Service (the “Terms”). If you use the Service on behalf of a company or property, you represent that you have authority to bind that organization to these Terms.

If you do not agree with these Terms, do not use the Service.

2. Description of the service

LeaseContent AI is an AI-powered marketing software service built for apartment communities. It uses the property information you provide — such as property details, amenities, floor plans, promotions, target residents, and brand voice — to help you create marketing content, including Instagram captions, Reel scripts, Instagram Stories, leasing emails, marketing campaigns, and weekly content plans.

The Service is a content-drafting tool. It does not post to social media on your behalf, schedule content, send emails to prospects, or provide analytics.

3. User accounts

You must create an account with a valid email address (or a supported sign-in method) to use the Service. You are responsible for keeping your login credentials confidential and for all activity that occurs under your account.

Notify us promptly through the contact information below if you believe your account has been accessed without your permission.

4. User responsibilities

You are responsible for the accuracy of the property information you enter, for reviewing content before you publish it, and for making sure your use of the Service complies with all laws and regulations that apply to you, including advertising, fair housing, and consumer protection rules relevant to your marketing.

You are also responsible for maintaining the security of the device and network you use to access the Service.

5. Acceptable use

You agree not to:

• use the Service for any unlawful purpose or in violation of any applicable law, including fair housing and anti-discrimination laws;

• generate content that is fraudulent, misleading, harassing, defamatory, obscene, or infringes the rights of others;

• misrepresent facts about your property, promotions, availability, or pricing in content you create or publish;

• attempt to access another user’s account or data, or probe, scan, or test the vulnerability of the Service;

• resell, sublicense, or provide access to the Service to third parties without authorization;

• use automated tools to scrape, extract, or copy the Service’s interface, output, or underlying models;

• interfere with or disrupt the Service or its infrastructure.

We may suspend or terminate accounts that violate these rules.

6. User-provided property information and content

You retain ownership of the property information, branding, and other materials you enter into the Service (“Your Information”). You grant LeaseContent AI a limited license to use Your Information solely to operate the Service — for example, to generate the content you request and to store your saved content.

You represent that you have the right to provide Your Information and that it does not violate the rights of any third party.

7. AI-generated content

The Service creates draft marketing content using AI based on Your Information and your requests. Content is generated automatically and may contain errors, omissions, or wording that does not match your property’s actual details, availability, or policies.

Generated content is provided for your review and editing. You are responsible for verifying accuracy, reviewing for compliance with applicable law and your own brand standards, and deciding what to publish.

8. Accuracy and review of generated content

LeaseContent AI does not verify the accuracy of the information you enter and cannot guarantee that generated content is accurate, complete, or suitable for your purposes. You should review every piece of generated content before publishing, particularly claims about pricing, availability, promotions, amenities, or dates.

You acknowledge that identical or similar requests may produce different outputs, and that outputs may resemble content generated for other users.

9. Intellectual property

The Service, including its software, design, text, graphics, logo, and brand assets, is owned by LeaseContent AI and protected by intellectual property laws. You may not copy, modify, or distribute the Service itself.

As between you and LeaseContent AI, you own the marketing content generated for your use through the Service, subject to these Terms.

10. Subscription and billing

The Service is offered as a subscription, currently $79 per month per property after a 7-day free trial. The price, features, trial terms, and billing terms displayed on our pricing page at the time you subscribe apply to your subscription.

Subscriptions recur automatically until cancelled. We use third-party payment processors to handle payments; we do not store your full payment card details.

11. Cancellation

You may cancel your subscription at any time. Cancellation stops future billing; your subscription remains active until the end of the period you have already paid for.

You may also delete your saved content and request deletion of your account and associated data, as described in our Privacy Policy.

12. Refunds

Payments already made are non-refundable except where required by law or where we expressly agree otherwise in writing. If you believe a charge was made in error, contact us using the information below.

13. Service availability

We aim to keep the Service available and working well, but we do not guarantee uninterrupted or error-free access. The Service may be temporarily unavailable for maintenance, updates, or reasons beyond our control, and features may change over time.

The Service is provided “as is” and “as available” without warranties of any kind, except as required by law.

14. Third-party services

The Service relies on third-party providers for functions such as hosting, data storage, authentication, and payment processing. Your use of those providers’ services may be subject to their own terms.

We are not responsible for third-party services or content, and links to third-party sites do not imply endorsement.

15. Limitation of liability

To the maximum extent permitted by law, LeaseContent AI will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, data, leases, leads, occupancy, or business opportunities, arising from your use of the Service.

Our total liability for any claim relating to the Service is limited to the amount you paid us for the Service in the twelve months before the claim arose.

16. Changes to the service

We may add, change, or remove features of the Service at any time. If a change materially reduces the core functionality of a paid subscription, we will provide reasonable notice where practical.

17. Changes to these terms

We may update these Terms from time to time. When we do, we will revise the “Last updated” date on this page. Continued use of the Service after changes take effect means you accept the updated Terms.
